Touring New-Construction Townhomes in South Philly: A Practical Checklist
By @tituszqon172
A new home tour can go by fast. The rooms are bright, the finishes are fresh, and it is easy to miss the details that matter most. A simple checklist helps you slow down and compare homes fairly. Here is what to look at when you tour new-construction townhomes in South Philadelphia.
1. Start With the Finishes
Finishes are the first thing you see. They are also the first thing to wear. Look past the staging and ask about brands and materials.
- Cabinets: Who makes them? Open a few doors and drawers. Check how they close.
- Appliances: Note the brand of the refrigerator and range. Ask if the model shown is standard or an upgrade.
- Flooring: Is it hardwood, tile, or a mix? Ask which rooms get which.
- Fixtures: Look at faucets, shower heads and medicine cabinets in each bath.
- Doors: Knock on an interior door. Solid-core doors feel heavier and block more sound.
As an example, the homes at one Packer Park community list Porcelanosa European-designed cabinets, a Sub-Zero refrigerator, and a Wolf 6-burner range (or 4 burner plus griddle). They also list hardwood and tile throughout, Kohler fixtures, mirrored lighted medicine cabinets and solid-core doors. Use a list like that as a benchmark when you compare other builds.
Ask What Is Included
The most useful question on any tour is simple: "What is in the base price?" Some builders show upgrades in the model that cost extra. Others include selections from their sample boards in the base price. Get the answer in writing.
2. Check the Systems You Cannot See
Systems drive comfort and cost every day. They are harder to judge on a tour, so ask direct questions.
- Heating and cooling: Is there one unit or two? In a tall townhome, dual-zone HVAC with two units helps keep upper and lower floors even.
- Windows: Ask about the window brand. Large, well-made windows bring in light and help with weather.
- Insulation: Ask about sound and weather insulation, especially on shared walls.
- Water pressure: On upper floors, a booster water pump can help. Turn on a top-floor shower if you are allowed.
- Fire safety: Ask whether there is an interior sprinkler system.
- Lighting and tech: Count the recessed lights. Ask about smart controls for lights and cameras, and Wi-Fi and cable wiring.
3. Look Hard at the Garage
Parking in South Philly can be a daily challenge. A garage changes that. When you tour, check:
- How many cars fit? A 2-car garage is a big plus in the city.
- Is there an interior entrance into the home? Direct entry means no trip outside in rain or snow.
- Is there room for storage beyond the cars?
4. Step Out on Every Deck
Outdoor space is a key reason buyers choose a newer townhome. Walk out onto each deck and think about how you would use it.
- Where are the decks? A deck off the kitchen makes it easy to cook and eat outside.
- Is there a deck off the primary bedroom? That gives a private spot on an upper floor.
- Is there a roof deck? Ask what it is made of. Fiberglass roof decks are built for outdoor exposure.
- How do you get to the roof? Stairs only, or the elevator too?
5. Ride the Elevator
Many new city townhomes have four or five levels. That is a lot of stairs. An elevator is one of the biggest differences between homes, so test it.
- How many stops does it make? Does it reach every floor, including the lower level?
- How many people does it hold?
- Is it included in the base price or sold as an option?
For reference, the Packer Park townhomes for sale at Renaissance Estates list a 5-stop elevator from the lower level to the 4th floor. It holds four people and is included in the base price.
6. Ask About Size and Layout
Square footage alone does not tell the full story. Ask how it is spread across floors. Check bedroom and bath counts. Ask whether the lower level can work as an extra bedroom, and whether it has a window.
7. Ask About Customization
New construction often lets you choose. Ask which items you can change. Common options include cabinets, handles, doors, countertops and flooring. Ask about closet allowances too.
8. Confirm the Money Details
Ask for the current base price and how often it changes. Many builders note that prices may rise with costs and demand. If a tax abatement is mentioned, confirm the terms with the City of Philadelphia or your own advisor. Do not rely on a sales sheet alone.
9. Check Availability Before You Go
Small communities sell in stages. Homes that were open last month may be gone. Call ahead, ask what remains, and book a Packer Park luxury homes for sale private tour of the model if one is offered.
Bring This List With You
Print this checklist or save it on your phone. Take notes at each home. Photos help too. When the tours are done, you will have a clear, side-by-side view instead of a blur of nice kitchens.
